When we think of home improvements, the images that are conjured in our mind are weeks without a functional kitchen, learning to bathe in a sink, or having to wear a hard hat just to go through the living room. But not all home improvements need to be on a grand scale. Something as simple as making your home more energy efficient can become a major selling point down the road. In the end, the money you save long-term will help cover the costs of the upgrades.

Did you know that you can receive a tax credit of up to 30% of the total cost of adding energy systems to your primary or secondary property? Smaller upgrades, like replacing your appliances, windows or central A/C with ENERGY STAR rated materials, qualify for credits as well. Improvements that can be made to your heating or cooling systems, which account for the majority of your monthly energy bill, are fairly simple to implement.

Not only should you look to improvements that use less energy, finding places to conserve energy will also reduce your monthly costs. Here are just a few tips:

  1. Upgrade to CFL bulbs. It used to be that these compact fluorescent lights cast a horrible aesthetic in our homes. However, the technology has improved drastically and you can enjoy soft light and save energy. Not only do CFL’s use less energy, they last a lot longer than your average incandescent bulb.
  2. Install automated systems. Whether it’s putting a timer on your lighting systems or installing a programmable thermostat for your heating/cooling, you can control what energy is consumed when you’re not at home. We suggest checking out the SmartHome app, which allows you to control lighting, temperature, sound and even water from your smartphone.
  3. Cool your water. Dropping the temperature setting on your water heater to 120° will reduce the cost of heating your water, all while still being a reasonable temperature for those hot water needs.

As you can see, not all home improvements need to involve getting current on your tetanus booster. Small changes can make a huge impact on your wallet.
